Our deposit for our apt....?

Okay. when my husband and i signed a lease with our apt it was his friend that owned it. on our lease it says that money will be deducted if it is not clean when we leave so THEY can clean it. But if we clean it we get our whole dep. These land lords are saying that an automatic $100 is deducted for carpet shampooing. We can call them and tell them not to take it out if we clean it ourselves right? because the lease doesn't say anything about an automatic $100 taken out.
